NEWSLETTER-FALL 2011 QUARTERLY STATEMENT Enclosed with this newsletter is the Fourth Quarter Maintenance Fee reminder Statement which is due on or before October1st. CHANGE IS COMING Responding to the requests of many of our Members, beginning January 2012 the convenience of automatic withdrawal (autopay), the ability to use electronic checks and the ability to use a credit card when paying their Quarterly Assessments will be available. We have made arrangements with BB & T Bank who is the front runner in Association banking integration to provide these services. In December of this year you will receive a book containing coupons for each Quarterly Assessment. You will no longer be receiving a Quarterly Invoice Reminder with your Newsletter. If you choose to continue to mail your payment, you will send your payment and coupon directly to the Bank and not to the Association Office. If you choose to use the convenience of automatic withdrawal simply complete an Association Pay Authorization form which will be included with your coupon book and include a voided check from the account that you wish to use. Enclosed with this Newsletter is a flyer explaining the process as well as a Association Pay Authorization form if you wish to enroll early and perhaps have autopay in place prior to the January 2012 First Quarter Assessment. Note To Early Subscribers! You do not need to include a coupon as the instructions indicate. Simply complete the form and include a voided check and send it to the address indicated on the form. SUMMER PROJECTS DOCK PROJECT The demolition and reconstruction of the new Tamarind marina is nearly complete. Final inspections have been requested and hopefully approval will happen without exception. The final details are being worked on as this Newsletter is being written which includes the installation of the bumper guards on the pilings, the cleats on the dock and the cleats and line holders on the pilings as well as the installation of the hose and water stanchions. It is the intended goal to have the slips open by the third week in September. Please review the Dock Usage Rules & Regulations (see website) paying careful attention to Rule #5 which prohibits the alteration of or the attachment of any item to the docks without prior approval from the Association. This Rule will be strictly enforced and any person altering the docks in any manner or attaching any item to the Dock structure will be liable for the cost of immediate restoration. NOTE! ENTRANCE SURFACE REPAIRS AND SEALING The stripping, repairing of damaged areas and the resealing of all of the entrance steps and halls was completed this summer as scheduled. ELEVATOR PROJECT The modernization of the mechanicals on the elevators and the installation of the evacuator system are nearing completion. The troublesome fluorescent lighting is also being replaced with energy efficient LED lighting. OFFICE ENTRANCE The office entrance project is complete. It has improved the functionality of the office with additional waiting space and has enhanced the appearance of the office in keeping with the stature of the Community. LANDSCAPING PROJECT The soggy turf due to the continuous rain this summer has impeded the planned landscaping projects especially the removal of dead or diseased palms which requires equipment to cross the turf. It is always the goal to complete disruptive projects during the summer however early arrivals may need to endure disruption this fall. IN MEMORIUM The Association wishes to acknowledge the recent passing of Gaetano Porzio. Mr. Porzio was a long time owner of one of our beach front units. Our condolences to the Porzio family. REMINDERS. RENTALS. As stated in the Tamarind “Articles of Incorporation” and “Rules and Regulations” all potential renters must complete a “Rental Approval Application” and submit it to the Board of Directors for approval prior to occupying any unit. The minimum rental period is TWO WEEKS. It is the responsibility of the unit owner to comply with this requirement and to make certain that any agent that you engage for the purpose of soliciting a renter for your unit is in compliance. It is also the responsibility of each owner to comply with the federal and state laws and county ordinances concerning the soliciting of tenants and the collection and reporting of the required sales and transient taxes. Severe government sanctions and penalties will apply for noncompliance.
