THIRD QUARTER. Enclosed with this Newsletter is the Maintenance Assessment reminder for the Third Quarter of 2008, which is due on or before July 1st.
SUMMER PROJECTS UPDATE. FLOOR RESURFACING. The removal of the carpeting on the hallways and center stairs of the three story buildings and replacing with the Marbelite surface that exists on the entrances to all buildings is nearly completed by the application contractor. The process was noisy and dirty at times and also required the cooperation of those in residence since access was restricted during application and drying periods. The multi-step process is a masonry based product which required correct drying between applications. Predicting an exact time frame was virtually impossible since application drying times could vary drastically between floors and buildings depending on weather and humidity and degree of exposure to the sun. Thank you to the majority who were very accommodating and complementary of the work that was being done, your cooperation and courtesy was very much appreciated. As usual there were a very limited few who always when their personal world is disrupted in any way react unreasonably negatively and some even resort to verbally assaulting contractor and Association personnel, which is regrettable. Association personnel are now engaged in the daunting task of cleaning the walls, ceilings, unit doors and laundry rooms on each floor and will be caulking between the new surface and the walls and painting areas that were disturbed during the process. DUMPTER ENCLOSURE AND STORAGE FACILITY. The construction of the new dumpster enclosure on the bay side, the extension of the height of the perimeter wall behind each dumpster enclosure and the conversion of the existing dumpster enclosure on the bay side to a storage facility is complete. Association personnel will be building shelves and transferring inventory from its various locations into the new facility. Once the old metal shed is empty, our grounds keeper will remove it. Association personnel will then stripe new parking places in the area of the old shed and the adjacent area that previously had been reserved for Waste Management to access the dumpsters, resulting in a net gain of guest parking spaces. LANDSCAPE PROJECT. The landscape project is progressing. This year’s targeted areas are the fronts of buildings C-1 and A-4 and the perimeter of A-4. The design plan started on the beach side and continued on the bay side consisting of dwarf queen palms at the entrances and areca palms shielding the storage doors will be mirrored where possible on these buildings as well. Existing plants that are healthy will remain. Only shrubs that are woody and past their useful life, are dead or entwined with asparagus fern or interfere with the implementation of the theme plantings are being removed and replaced with draught tolerant decorative plantings. Red rubber mulch will then be installed in these areas. If funds permit, the second part of phase IV will begin which entails the replacing of select plants and installing rubber mulch in the bay side courtyard and the bay front of building D-1, however the majority of the second part of phase IV will be completed in the summer of 2009. This project will be on going through the summer. BEACH SIDE WALKWAYS. The installation of the paving stones creating the new walkways and patio areas at the beach decks and the improvement of the French drains in the parking lots as described in the Spring Newsletter will begin the last week in July and is reportedly to be completed one week from the day of commencement. SUMMER VISITORS. Please make certain that your summer guests, friends and family members are made aware of the “Rules & Regulations” of the Association. The owner is legally responsible for the actions and conduct of their renters, guests and family members who they have allowed to occupy their unit and it will be the owner that will be assessed the fines or costs for legal remedies to assure compliance. Your neighbors have the legal right to peaceable enjoyment of their home and the right to expect their neighbors to comply with the rules that are established to assure their peaceable enjoyment.
