NEWSLETTER - SPRING 2008

SECOND QUARTER. Enclosed with this newsletter is the maintenance assessment reminder for the Second quarter of 2008, which is due on or before April 1st.

ANNUAL MEETING. To comply with our Bylaws, the Annual Meeting and the Director’s Organizational Meeting was held on February 29, 2008 in the Tamarind Clubhouse. Thank you to all that attended. If you will recall only one candidate intent letter was received for two open seats on the Board. As a result no election was held and the applicant was automatically awarded a position leaving an open seat. During the required Directors Organizational Meeting that was held immediately following the Annual Meeting, the Directors as required by our Documents nominated and approved by unanimous vote to appoint owner Carol Brown who accepted to fill the vacant seat.

Executive Officers. The Board of Directors elected the executive officers for 2008 and the complete roster is as follows.

ARCHITECTURAL COMMITTEE. The Chairman of the Architectural Committee Bruce Pierson is soliciting owners who are willing to volunteer to serve on the Architectural Committee. Please contact Bruce if you would like to serve on this committee.

2008 PROJECTS.

DUMPSTER ENCLOSURE. Yes the heading says dumpster enclosure. As most of you will remember this project was started in 2005, and after a long campaign of meetings and letters with Charlotte County to obtain a building permit we finally conceded to their demands to comply with current setback requirements and relocated the bayside dumpster enclosure to its current location. It was platted, permitted and approved by Charlotte County and construction began in late 2006 and completed with the installation of the gates in early 2007. Project finally completed, or so we thought. Our neighbors at Admiralty Villas, especially the owners of the villas who’s patio is directly adjacent to our dumpsters were upset to say the least about our decision to locate the dumpsters with their foul odor and noise next to their patio. We met with representatives from Admiralty and extended our empathy along with all of the documentation, letters and finally the permit that clearly showed that the location was not our decision but that of Charlotte County. Our position was that if Admiralty could gain approval from Charlotte County and if they were willing to pay for the reconstruction in it’s original location we would be willing to cooperate, again believing that the issue was closed. To shorten this story and not bore you with communication details, the Association received a call this summer from the County and it would seem that the County may have put themselves in an unenviable position and beseeched us to find a way to resolve this issue. The Association for a number of years has been unsuccessful in obtaining the approval to construct a storage facility on the property to solve our storage problem. We currently have Association inventory stored under stairways in buildings, under the E building, in the parking lot and in the small and unsightly metal storage shed. We offered a solution to everyone’s problem. If the County would grant us a permit to convert the newly constructed dumpster into a secure storage facility by adding a roof and overhead doors, we would be willing to construct a new enclosure back in the original location. We received notification that the County thought that this was a great idea and assured us that approval would be granted. This solves our storage issue, reduces the damage to our blacktop driveway by the jockeying of the trash truck, and nets us additional guest parking by the removal of the current shed and the yielding of the restricted area required for access by the trash truck to the current dumpster location. We also made inroads with the County and created good will with our neighbors. Construction of this project is slated for early April.

RESURFACING. The removal of the mildew prone carpet in the hallways and center stairs of the three story buildings originally slated for last year will be done this year. As you may recall we opted to delay this project in 2007 in favor of doing the renovation of the clubhouse to prevent further structural damage. The carpeted areas will be replaced with the Marblelite surface that we previously installed on the entrances of the three story buildings and stairs of the two story buildings. This will reduce the labor-intensive expense of continually shampooing the carpets and will brighten and enhance the hallways. The carpet in the elevators will also be removed and replaced with a hard surface covering. This work is scheduled to begin the first week of May. Your cooperation will be needed during this project since egress and ingress times to units in these buildings will be restricted during the application and drying periods. We will be posting the schedules in each building so those of you in residence in these buildings during the project will have advance warning, as you will need to adjust your activities accordingly. The contractors attempt to be accommodating, but since this is a masonry product it does not lend itself to varying from the schedule and it is impossible to accommodate everyone’s schedule.

BEACH WALKWAYS. The stepping-stones and patio blocks will be removed on the three walkways that extend from the concrete walkway to the beach decks. The current uneven and unsightly stepping-stones have long been a safety issue. They will be replaced with decorative stone pavers creating a continuous 5’ wide walkway to each deck with patios created at the center bullpen and south ramp. This will tremendously enhance the appearance of the Association grounds overall and especially in these areas.

LANDSCAPE PROJECT. Phase 4 of the 5-phase landscape project will begin this summer. Phase 4 consists of installing queen palms at the entrances of Buildings C1 and A4 where possible to match the design theme of the other buildings as well as the removal and replacement of selected plantings that have exceeded their useful life, finishing with red rubber mulch. Phase 4 also includes the replacement of selected shrubs in the bayside courtyard and the bay front of buildings A4 and D1 and installing rubber mulch in these areas. The project will begin in the front of C1 and A4 completing the fronts of all buildings and will progress until the budgeted funds are depleted and will then continue next year.

So as you can see it will be another busy summer at Tamarind in an effort to continually improve and maintain the common areas of the Association.

The Association wishes to acknowledge the recent passing of Richard Fifield. We extend our condolences to Elisabeth and the Fifield family. A memoriam gift of $100.00 was given to the local humane society, the family’s charity of choice.
