PASSAGE OF YEAR 2008 BUDGET. The Board of Directors, at the Annual Budget Meeting held in the Clubhouse on November 30, 2007 passed the 2008 Budget as proposed. This means the Proposed Budget will become the Final Budget for 2008. The quarterly assessments have changed to $1500.00 for 2008. The first quarter 2008 maintenance fees notice is enclosed. As mandated in our Documents the quarterly Assessments are due on or before January 1, April 1, July 1 and October 1 each year.
PROJECTS UPDATE.
Painting. The painting of the exterior of all buildings and entrance doors is complete. The comments have been overwhelmingly positive. The changing of the paint formula to a higher sheen gives the buildings a fresh and crisp appearance and belie their 26 plus years.
Screen Enclosures. As mandated in Section XVII, paragraph A. of the Declaration of Condominium (Tamarind Documents), the painting and repair of the walls of screen-enclosed lanai/balconies is the responsibility of the individual owner. Mckillop & Son who painted the buildings will perform this work for you at a very nominal fee. The fee schedule is as follows: A buildings small at $130.00, medium at $165.00 and large balcony/lanais at $195.00 and buildings B, C and D at $210.00. Mckillop & Son will bill you directly for this work and you can contact them toll free at 1-866-431-1333 or 941-358-2121 or you can contact the Association office at 941-275-2275 to schedule.
Clubhouse. The renovation of the clubhouse is finally complete. The permitting delays, the unexpected additional electrical work to meet current code and repair of the damage to the structure all added to the extended completion date. We finally received the Certificate of Completion from the County on Tuesday November 27th. This project is a major asset to the community, maintaining the viability and desirability of the property, which benefits each owner.
Landscape. Phase 3 of the landscape project, which consisted of the front of buildings D, B8, B7, B6, E and A5, is complete. As with all projects this summer this project became more extensive then planned. The irrigation system was either not working at all or needed revamping in these areas which exposed extensive buried building materials resulting in the removal of plants that were not targeted for removal. The dwarf queen or Christmas palms as they are commonly called were installed at the entrances wherever feasible and areca palms were placed in front of the storage closets to match the beach side buildings. Smaller decorative plants were used in this phase on the advice of the nurseryman as younger salt tolerant plants better acclimate to salt environments. They will grow rapidly and we can add additional plants if needed. Phase 4 of the project will consist of the fronts and backs of buildings C, A4 and D and the bayside courtyard. The 2008 projects will be outlined in the spring newsletter.
PARKING.
This is always a subject raised in the Annual Meeting and a familiar complaint received in the office during season and that is, a full parking lot and empty carports. Unless there is a specific reason such as an infirmity, please make it a practice to park in your assigned carport and leave the open parking for overflow and your guests and your neighbor’s guests. Remember to obtain your parking permit and guest parking permits from the office. Rental permits will be obtained from the rental agent if applicable or are available in the office during business hours. The property has been posted with signs that a parking permit is required and violators are subject to towing.
RENTAL SEASON.
Please remember that the Board of Directors as mandated in our Documents must approve all rentals. Gulf Realty understands this requirement and the importance of tenants observing the rules of the Association. If you are using an agent other then Gulf Realty, please make certain that your agent is aware of and complies with this requirement. Using an agent does not transfer your legal responsibility to make certain that your agent is in compliance and that your tenants abide by the rules and regulations of the Association.
WATER.
Florida has experienced drought conditions this summer and with the approaching dry season and increased population this winter, this problem will only get worse. Sarasota County has already declared a water emergency. We in Charlotte County currently are only under a water restriction limiting the use of irrigation but this could change as demand increases. Please try to conserve water whenever possible in your daily routine.
