THIRD QUARTER. Enclosed with this newsletter is the maintenance assessment reminder for the third quarter of 2007, which is due on or before July 1st.
VEHICLE IDENTIFICATION.
As stated in a previous newsletter, the increase of unauthorized vehicles parking or abandoned on the property has resulted in the decision to return to the practice of registering and tagging “all” vehicles that are going to be parked on the property. The Association has purchased “cling tags” that are numbered and registered to your unit. For safety reasons the Association name does not appear on these tags nor does it reference your unit number. The tags simply cling to the inside of the glass of your vehicle and can be easily removed for cleaning or since they are assigned to your unit and not the vehicle transferred to another vehicle such as a rental or replacement vehicle or kept in your unit when not in residence. These tags are now available in the Association office and it is incumbent on each owner to pick up and use these tags.
All guests that will be parking overnight and all renters must use a temporary tag that must be placed on the inside rearview mirror while parked on Tamarind property. These tags are available in the Association office during business hours. If you are expecting guests it is your responsibility to make certain that you pick up a tag to present to them and instruct them in its required usage.
Once the program has had time to be fully implemented any vehicle that is parked on Tamarind property overnight without a tag will be considered unauthorized, will be posted with a warning notice and will be towed.
SUMMER PROJECTS.
BUILDING PAINTING. The painting of the exterior stucco of all buildings and the perimeter walls and entrance doors began on June 4th. This process will continue until completed and will take approximately 3 months to complete.
CLUBHOUSE. The kitchen is nearly complete with the exception of floor covering and looks fantastic. This work was done by our in house staff, which resulted in significant savings to the Association. The lighting designer has completed their design layout, which allowed the Architect to finalize their drawings. The general contractor has submitted the drawings to the Charlotte county building department and we are waiting final permitting so they can begin the main renovation.
LANDSCAPE PROJECT. The landscape project is progressing. This year’s targeted areas are the fronts of buildings B-6, 7 and 8, buildings A5, E and D. The design plan started on the Beach side consisting of dwarf queen palms at the entrances and areca palms shielding the storage doors will be mirrored where possible on the bay side of the property. Existing plants that are healthy will remain. Only shrubs that are woody and past their useful life, are dead or entwined with asparagus fern or interfere with the implementation of the theme plantings are being removed and replaced with decorative plantings. Red rubber mulch will then be installed in these areas. This project will be on going through the summer.
SUMMER VISITORS.
Please make certain that your summer guests; friends and family members are made aware of the “Rules & Regulations” of the Association. The owner is legally responsible for the actions and conduct of their renters, guests and family members who they have allowed to occupy their unit, and it will be the owner that will be assessed the fines or costs for legal remedies to assure compliance. Your neighbors have the legal right to peaceable enjoyment of their home and the right to expect their neighbors to comply with the rules that are established to assure their peaceable enjoyment.
RENTING OF UNITS.
The need to address this issue should seem redundant. Yet we continue to have owners who ignore the Documents concerning this issue and then plead ignorance when confronted. The Declaration of Condominium of Tamarind clearly and emphatically state that no unit can be rented for a period of less than two weeks, and applications must be obtained from the Association office, completed, signed and submitted to the Association and must be approved in writing by the Board of Directors prior to the renting of any unit. Florida statutes provide legal and financial remedies to an Association to force compliance with their documents. The state of Florida also requires from any rental the collection and payment of certain taxes by the owner or his agent and failure to comply will result in serious legal and financial penalties from the state government.
POOL REGULATIONS.
Although the Association swimming pool is private and it’s usage is restricted to Tamarind residents and limited guests, in the eyes of the State of Florida it is considered a public pool and is regulated accordingly. This means that it is subject to regular State inspections to insure compliance with State safety and health required standards. Some of the posted “pool rules” are designed for the enjoyment and safety of all patrons but most of the posted rules are to comply with State regulations. Patrons of the pool that selfishly ignore the posted rules not only put the Association in jeopardy of stiff finds and penalties from the State but their actions could result in the closing of our pool. One of the most serious infractions that Management continuously has to deal with is finding patrons in the pool with food and beverages and in many cases with glass containers. The breakage of glass in or around the pool would require the draining of the entire pool. This would result in significant cost to the Association. Since usage of the pool is on the “honor system” and cannot be continuously monitored by management, you as an owner have every right and a vested interest to point out rule infractions to the guilty parties.
Condominium life would carefree and enjoyable if everyone would simply respect their neighbors and fellow owners by following the documents and rules of the Association.
