NEWSLETTER - SPRING 2007

SECOND QUARTER. Enclosed with this newsletter is the maintenance assessment invoice for the Second quarter of 2007, which is due on April 1st.

ANNUAL MEETING. To comply with our Bylaws, the Annual Meeting and the Director’s Organizational Meeting was held on February 23, 2007 in the Tamarind Clubhouse. Thank you to all that attended.

Executive Officers. The Board of Directors elected the executive officers for 2007 and the complete roster is as follows.

ARCHITECTURAL COMMITTEE. The Chairman of the Architectural Committee stated that owner Bob Shaw has volunteered to serve on the committee. A unanimous vote was taken by the Director’s to appoint Bob to the committee. Thank you to Bob for volunteering to serve. The committee is currently made up of Bruce Pierson, Chairman and owners Norman Grewe and Bob Shaw committeeman.

Contractor Registration Form. To complete the Architectural Guidelines, the Contractor Registration Form is finally completed and was presented to and reviewed by the Directors. The form was formally adopted and its required usage was mandated by the Directors and becomes a part of the Documents of the Association. Other than a service call this form must be completed by the owner and submitted to the Association office prior to the commencement of work being done in your unit by any contractor.

It is important for the protection of the unit owner and the preservation of the common elements of the property that the Association is aware of what work is being performed in which unit and by whom. Experience has shown that when contractors are doing work in a unit it typically also affects the common property of the Association. In many instances the responsibility of the contractor is transferred to the membership for the cost of cleaning, debris removal and damage repair since the contractor and many times the unit involved is not known. A copy of the Contractor Registration Form is enclosed and additional copies are available in the Association office.

Penalty. Failure on the part of an owner to submit a completed form to register their contractors is subject to the same penalties as the violation of any other part of the Association documents.

PROJECTS.

Painting Of Buildings. The painting of the exterior of the buildings, perimeter walls and entrance doors will begin this spring. This project will start in May and continue until completed. To prevent damage and to not impede progress, please make certain that all personal items are removed from your open lanai when leaving for the season.

Club House. The clubhouse will undergo an updating this spring. With the exception of some of the furniture that was replaced in 2000, the clubhouse is original. There are structural issues that must be addressed and the facility no longer favorably represents the community. The patio doors will be removed on the loft and replaced with windows. Damaged structural members in that area will be repaired. The patio doors on the main floor will be replaced. The leaking sky lights will be removed and replaced with domed Suntunnels and deteriorated structural members repaired. The kitchen cabinets and counter tops will be replaced as well as the non-working dishwasher and stove. The lighting and HVAC system will also be updated. Deteriorated drywall will be repaired where needed and all walls and ceilings will be painted. The original carpet and tile will also be replaced. Due to the extensiveness of the project and for safety reasons, with the exception of the rest rooms the clubhouse will be closed and unavailable most of the summer.

Entrance Resurfacing. Due to the urgency of necessary repairs to the clubhouse and the practicality of making the improvements at the same time, phase II and III of the resurfacing project will be postponed until 2008. This consisted of removing the carpet from the hallways and exterior stairways in the “A” buildings and replacing it with Marbelite to match the entrances that was done in 2006. The pool deck was also slated to be replaced this year and will also be postponed until 2008. Due to the condition of the carpet on the first floor in some of the “A” buildings it would be desirable to do that portion of phase II this year, but is predicated on the clubhouse completed within the budgeted amount.

CALLING CAR 54. For some of you that are not old enough to remember, this was a famous line along with “calling all cars” be on the look out.. on the TV program “Highway Patrol” starring Broderick Crawford. Well due to the increasing problem of unauthorized and abandoned vehicles that we have had to tow from the property recently, delayed since we do not have the ability to readily identify resident vehicles, it is apparent that we must resurrect the policy of issuing parking permits. All resident and guest vehicles parked on Tamarind property overnight must have a parking permit visible on the vehicle. We have ordered static-cling permits for permanent residents and rearview mirror hanging tags for temporary vehicles such as renters and guests. The tags will be numbered and registered to your unit. The tags should be available in the Association office in May. We will update you in the next newsletter.
