NEWSLETTER - SUMMER 2006
THIRD QUARTER. Enclosed with this newsletter is the maintenance assessment reminder for the third quarter of 2006, which is due July 1st.
SPECIAL BOARD MEETING. A special Board meeting was held on March 24th where by a unanimous decision of the Directors, Bud Tishkowski of unit B514 was appointed as a Director to serve the remaining term of Director Satch Holcomb who resigned in February. Bud is a retired dentist, but brings a wealth of experience to the Board as a past mayor and a current commissioner of the Michigan city of Orchard Lake. Let’s all thank Bud for his willingness to serve.
SUMMER PROJECTS.
POWER WASHING. The power washing of the exterior of all of the buildings has been completed giving the buildings a fresh appearance.
STUCCO/DECK REPAIR. Stucco that has failed in several locations on many of the buildings is being removed; the rebar repaired and sealed where applicable, new stucco applied then primed and painted. Several balconies are also being repaired in much the same manner as well as a few concrete window ledges. This work should be completed by the second week of June.
STEP RESURFACING. As most are aware, the condition and the appearance of the steps and entrances of all the buildings had deteriorated to an unacceptable condition. In some locations, safety had become a concern. With this being the case, at the last Board meeting, a bid was awarded to resurface the brown steps and walkways at the entrance to all of the buildings. Briefly the four step process consists of removing the various existing coatings down to the concrete, chemically washing the concrete, applying a colored base, applying a second colored texture coat with a hand applied stone pattern, then a color wash is applied and then multiple coats of clear sealer are applied finishing the process. This is expected to be a permanent solution, with low maintenance, and only requiring to be resealed every six years. The project is well underway with expected completion by the middle of June. Although this has been an inconvenience due to periods of restricted access to those in residence, the attitude of most is that the short term personal “pain” is a welcome trade for the long term “gain” and the attractive appearance of the property for the benefit of everyone.
POOL DECK AND BOAT DOCK. Our maintenance personnel have completed the repainting of the pool deck and will soon complete the replacement of deteriorated boards on the boat dock and the staining of the entire dock. They also are in the process of power washing the carports as well as power washing all of the retaining walls and painting as necessary to maintain an attractive appearance.
LANDSCAPE PROJECT. The landscape project will continue this summer, but due to limited funds, it will be restricted to completing the areas on the beachside of the property where the invasive asparagus fern still exists. The old shrubs in these areas will also be removed and replaced continuing the same design plan that was started last year. This should complete the entire beachside of the property.
DUMPSTER/RECYCLING ENCLOSURE. The permits have been approved and issued by the Charlotte County Zoning Board and Waste Management has visited the property and confirmed that the location of the bayside enclosure will provide adequate access to their vehicles. We are waiting for the contractor to begin construction. As you may recall this has been a long drawn out process dealing with the planning commission, the island association and the zoning board spanning almost two years.
REMINDERS
BOAT SLIPS. Please remember that boat slips must be reserved for the time that you will be occupying a slip by using the reservation system on the Tamarind Website (tamarindnews.com) prior to occupying a slip. New users must create their personal user name and password by registering, which will include entering your boat and insurance information. Once this is done you can make future reservations by simply signing in using your established user name and password. Please remember that boats must be removed from the slip when you are not in residence. If you do not have access to the Website, you can contact the Association office to reserve your slip.
MARINE VEHICLES. We seem to have some residents that are choosing to ignore the Association Rules & Regulations by storing kayaks on the property. This is a violation of Rule 3. Parking., of the Tamarind “Rules and Regulations” which strictly prohibits the storing of all marine vehicles on the property at any time. Please respect your neighbors and obey the rules of the Association.
SUMMER VISITORS. Please make certain that your summer guests; friends and family members are made aware of the “Rules & Regulations” of the Association. The owner is legally responsible for the actions and conduct of their renters, guests and family members who they have allowed to occupy their unit, and it will be the owner that will be assessed the fines or costs for legal remedies to assure compliance. Your neighbors have the legal right to peaceable enjoyment of their home and the right to expect their neighbors to comply with the rules that are established to assure their peaceable enjoyment. Condominium life is simple if everyone follows the same rules and respects their neighbors and the Association.
GULF REALTY. Many of the new owners may not realize that the Association has had a long and successful relationship with Gulf Realty to handle rentals and sales for the owners. The Association also receives annual rental compensation from Gulf Realty, which significantly reduces your quarterly maintenance assessments. Gulf Realty does an excellent job marketing your property and educating your renters to assure adherence to our Rules & Regulations. Supporting Gulf Realty whenever possible is financially beneficial to every member of the Association.
