NEWSLETTER - WINTER 2006-2007

PASSAGE OF YEAR 2007 BUDGET. The Board of Directors, at the Annual Budget Meeting held in the Clubhouse on December 1, 2006 passed the 2007 Budget as proposed. This means the Proposed Budget will become the Final Budget for 2007. The quarterly assessments have changed to $1300.00 for 2007. The first quarter 2007 maintenance fees notice is enclosed. As mandated in our Documents the quarterly Assessments are due on January 1, April 1, July 1 and October 1 each year.

BALCONIES AND LANAIS. There is a saying that “One man’s trash is another man’s treasure” and this can also be said for personal decorating tastes. This may be the reason, but chances are that it was to maintain continuity of the property, that Section XVIII, ALTERATION OF UNITS, Paragraph A. exists in our Amended And Restated Declaration Of Condominium for Tamarind Gulf and Bay Condominium, which reads paraphrased in part: “No owner shall cause any improvements or changes to be made to the exterior of the building by installing hanging plants or lights in balconies or exterior walls, or in any manner change the appearance of the exterior of the building or any portion of the building not totally within the unit without consent of the Association. No owner nor any other person shall install upon the exterior of the apartment building upon the Condominium Property, or upon the common elements or limited common elements of the Condominium, any TV antennae, radio antennae, electric, electronic or electro-mechanical device, decorative item or affixed furnishing without the consent of the Association”. If you have hung or attached any item to the walls, ceiling or floors of your patio lanai or deck, it must be removed along with any attachment devise. Please be a responsible member and a good neighbor and avoid the necessity of personal contact from the Association to assure compliance.

RETIREMENT. Paul Gibbs of Coastal Lawn Care has announced that he has sold his business and will be retiring on December 31st. Paul has taken care of the grounds at Tamarind for 17 years. Although Paul is a contractor and not an employee of the Association, his contribution to the Association, current and previous Boards and managers is immeasurable. His knowledge of the grounds and underground utilities is a tremendous resource that can only be obtained from years of first hand experience and will be greatly missed. Paul has been referred to by some long time residents as “the Mayor”, the “Goodwill Ambassador” and a “Good Friend”. He was always the first to offer a helping hand to anyone that needed it. When you see him be sure to wish him and Charlotte a long, happy and healthy retirement.

Paul has sold his business to Paul and Suzanne Parks who are the owners of Landscape Maintenance. Paul and Suzanne are not strangers to Tamarind as they have been contracted for a number of years by the Association to cut our palm trees and contracted by Paul to trim shrubs or anything else that Paul needed help with. Paul and Suzanne are a great couple and we are thankful that we will have a smooth transition.

PARKING. This is always a subject raised in the Annual Meeting and a familiar complaint received in the office during season and that is a full parking lot and empty carports. Unless there is a specific reason such as an infirmity, please make it a practice to park in your assigned carport and leave the open parking for overflow and your guests and your neighbor’s guests.

RENTAL SEASON. Please remember that the Board of Directors as mandated in our Documents must approve all rentals. Gulf Realty understands this requirement and the importance of tenants observing the rules of the Association. If you are using an agent other then Gulf Realty, please make certain that your agent is aware of and complies with this requirement. Using an agent does not transfer your legal responsibility to make certain that your agent is in compliance and that your tenants abide by the rules and regulations of the Association.

ADDRESS. If the owner of record, or the name of record or the address has changed, please notify the Association office so the Association records are accurate.

PROJECTS UPDATE

DUMPSTER ENCLOSURES. The concrete block and stucco portion of the dumpster enclosures are complete, with the exception of the gates. This has been a two-year ordeal from concept, through permitting and finally construction. We were granted a permit as presented for the Gulf side, but had to comply with current zoning setback requirements on the Bay side which resulted in moving the dumpster and recycling area farther from the road.

LANDSCAPE PROJECT. Only a small area around the electrical panel (awaiting replacement) between buildings A-1 and A-2 remains to complete Phase II of the landscape project. Our focus for 2007 will be on the Bayside of the property. We will be replacing old and tired plantings where needed, address the entrances to Bay side buildings for continuity with the Gulf side of the property and install permanent rubber mulch in all beds. This will be an on going project that will be done as time and funds are available, with a targeted completion within two years.
