NEWSLETTER - SUMMER 2009

 

THIRD QUARTER. Enclosed with this Newsletter is the Maintenance Assessment reminder for the Third Quarter of 2009, which is due on or before July 1st.

SUMMER PROJECTS UPDATE.

POOL PROJECT. The pool project is complete with the exception of applying a wet look sealer that will preserve the pavers and enhance the color variation. This is scheduled to be done at the end of the month and will only require closing of the pool for one day. The project had only a few complications, the worst being a clogged drain at the bottom of the pool which prohibited the reopening of the pool prior to Memorial Day weekend which was our goal. Divers worked for four days and were finally able to locate and remove the obstruction so the pool filtration system could function. As most owners are not in residence only a few have seen the completed pool project, but the comments have all been positive.

LANDSCAPE PROJECT.

Phase IV of the landscape project is underway. Equipment is on the property removing old plantings in the bayside courtyard and on the bayside of building D-1. So far only minor complications have occurred and the work is progressing.

BEACH SIDE WALKWAYS.

The beach side walkways were enhanced by extending the paver stones to encompass the beach showers, bench and grill areas creating a much more attractive appearance in these areas.

DRIVEWAY RESURFACING PROJECT.

The resealing and restriping of the driveway and parking areas are scheduled for the first week in September. Hopefully the other projects will be complete by then and scheduling early fall will not disrupt the summer vacations of many of our owners, who unfortunately yearly must endure the projects.

WATER HEATERS.

A reminder to check the age and condition of your water heater and if it is older than eight (8) years you should strongly consider replacing it before it fails. A water heater that bursts or leaks undetected can cause extensive damage to your unit and units below you. Avoid the mess, aggravation and added expense and change out your water heater before it fails.

 

SUMMER VISITORS.

Please make certain that your summer guests, friends and family members are made aware of the "Rules & Regulations" of the Association. The owner is legally responsible for the actions and conduct of their renters, guests and family members who they have allowed to occupy their unit and it will be the owner that will be assessed the fines or costs for legal remedies to assure compliance. Your neighbors have the legal right to peaceable enjoyment of their home and the right to expect their neighbors to comply with the rules that are established to assure their peaceable enjoyment.

ACKNOWLEDGEMENT

The Association wishes to acknowledge the recent passing of long time owner Kathleen Dyas. Our condolences to the Dyas family, a memorial gift was sent to an organization of the family’s choosing.
