FOURTH QUARTER. 

 

Enclosed with this Newsletter is the Maintenance Assessment reminder for the Fourth Quarter of 2009, which is due on or before October 1st.

 

 

SUMMER PROJECTS UPDATE

 

LANDSCAPE PROJECT.

 

 Phase IV of the landscape project is nearly complete. As you will recall this phase consisted of the bayside courtyard area which includes the back of buildings facing the court yard as well as the bayside of building D-1. Extensive underground drainage work was done during this project in an effort to eliminate or greatly reduce pooling of water in remaining problem areas by adding underground drainage tile to downspouts in the bayside of building D-1 and the facing sides of buildings A-5 and B-7. The irrigation system was also revamped as needed during this project.  Extensive underground work resulted in the removal and replacement of most of the plants and shrubs in these areas. The new plants, trees and mulch as well as the refurbished pool and pool deck area give the appearance of a much newer property.

 

All of this work was done by the staff of our grounds keepers Paul and Suzanne Parks with our maintenance personnel Rob and Bob assisting with the gutter and tile work at a significant savings to the Association as opposed to hiring an outside contractor to do this work. Also keep in mind that this hard work is done during the Florida summer when the temperature is daily in the mid to upper 90’s with high humidity and a heat index of 105 degrees and a UV index of 9 or 10. When you see Paul or Suzanne or the Tamarind maintenance staff on property offer them your thanks and compliments rather than your wrath. This group of people takes pride in Tamarind and it shows.

 

 

DRIVEWAY SEALING.  

 

The applying of a fresh seal coating to the parking area and the restriping of parking spaces is scheduled for the week of September 14th so should be underway when you receive this letter. This project when completed will also enhance the property with a fresh and crisp appearance. 

 

 

 

 

REMINDERS.

 

WATER HEATERS.

 

A reminder when returning to Tamarind for the winter season to check the age and condition of your water heater and if it is older than eight (8) years you should strongly consider replacing it before it fails. A water heater that bursts or leaks undetected can cause extensive damage to your unit and units below you as the case may be. Avoid the mess, aggravation and added expense and change out your water heater before it fails. 

 

RENTALS.

 

As stated in the Tamarind “Articles of Incorporation” and “Rules and Regulations” all potential renters must complete a “Rental Approval Application” and submit it to the Board of Directors for approval prior to occupying any unit. It is the responsibility of the unit owner to comply with this requirement and to make certain that any agent that you engage for the purpose of soliciting a renter for your unit is in compliance.  It is also the responsibility of each owner to comply with the federal and state laws and county ordinances concerning the soliciting of tenants and the collection and reporting of the required sales and transient taxes. Severe government sanctions and penalties will apply for noncompliance.

Gulf Realty is a long established and reputable agency that accurately and professionally market and promote our community which has resulted in a long-term successful relationship with Tamarind and with clients that return year after year. Gulf Realty is very familiar with the property and our Rules and Regulations and demand compliance from their client, your tenant promoting harmony in the community. They are very selective of the tenants that they entrust with your unit and who will reside in our community. A tenant that is not respectful of your unit, the common areas of your community or your neighbors create a very unpleasant environment and long term will cost you more than any benefit of short term profit.
