PASSAGE OF YEAR 2010 BUDGET.

 

 The Board of Directors, at the Annual Budget Meeting held in the Clubhouse on November 25, 2009 passed the 2010 Budget as proposed. This means the Proposed Budget will become the Final Budget for 2010. The quarterly assessments remain unchanged at $1500.00 for 2010. The First Quarter 2010 Maintenance Fee notice is enclosed. As mandated in our Documents the Quarterly Assessments are due on or before January 1, April 1, July 1 and October 1 each year.

 

LIGHTNING STRIKE

 

For those of you that may not have heard through the Tamarind grape vine, building A-4 was struck by lightning in the afternoon of September 12th.  This resulted in a fire in the rafters which went undetected until later that evening. Fortunately to escape a cold summer in Michigan, Gar and Sue Hood were in residence on the first floor and that evening decided to do some laundry when they detected an odor of smoke which they thought was due to the dryer overheating. They unplugged the dryer and pulled it out then believing it was a vent fire and had the foresight to notify the fire department to come and check it out. Upon their arrival they saw smoke coming from the roof and called in a four alarm which brought ladder trucks, pumpers, fire department senior personnel and Charlotte County Sheriff deputies.

 

The fire was quickly extinguished with the use of foam. The firemen were very professional and amazingly respectful of others property and even used shoe coverings when entering each apartment to do inspections. They stacked debris and hosed down the floors and stairways before leaving at approximately 3:30 Sunday morning. The Association sent the fire chief a letter of thanks and accommodation for all personnel that were present.

 

The Association’s roofing company’s crew arrived at around 8:30 Sunday morning with lumber and plywood to cover the burned through area and installed rubber roofing material and sealed it to the existing roof. We received heavy rains later that afternoon without a drop of penetration. ServPro of Englewood arrived around 9:30 Sunday morning to begin the clean up and to take protective measures to reduce damage due to smoke in the third floor apartments and inspected all other apartments in the building. They remained on sight for almost two weeks.

 

Although the damage was contained to the ceiling, rafters and roof areas above the hallway, laundry room and adjacent storage closets there was still a considerable mess to contend with. The building and Association office has been a beehive of activity since the fire with the presence of inspectors, insurance adjusters, engineers, contractors exploring the damage to prepare bids, fire inspectors and insurance company personnel not to mention County personnel.

 

Construction is underway to repair the damage with progress ahead of schedule and without any unforeseen delays will hopefully be completed by the third week in December.

 

Thank you to the owners of apartments in the A4 building, especially those in residence who have had to deal with the mess, disruption and noise, your patience, cooperation and understanding has been appreciated and has helped with an expedient restoration of the building.

 

 

PARKING.

 

This is always a subject raised in the Annual Meeting and a familiar complaint received in the office during season and that is, a full parking lot and empty carports. Unless there is a specific reason such as an infirmity, please make it a practice to park in your assigned carport and leave the open parking for overflow and your guests and your neighbor’s guests. Remember to obtain your parking permit and guest parking permits from the office. Rental permits will be obtained from the rental agent if applicable or are available in the office during business hours. The property has been posted with signs that a parking permit is required and violators are subject to towing.

 

RENTAL SEASON. 

 

Please remember that the Board of Directors as mandated in our Documents must approve all rentals prior to occupancy. Gulf Realty understands this requirement and the importance of tenants observing the rules of the Association. If you are using an agent other then Gulf Realty, please make certain that your agent is aware of and complies with this requirement. Using an agent does not transfer your legal responsibility to make certain that your agent is in compliance with this requirement and that your tenants abide by the rules and regulations of the Association.

 

IN MEMORIUM

 

The Association has received word of the recent passing of long time owner Muriel Shea. We extend our condolences to the Shea family.
