NEWSLETTER - SPRING 2010
SECOND QUARTER. Enclosed with this newsletter is the maintenance assessment reminder for the Second quarter of 2010, which is due on or before April 1st.
ANNUAL MEETING. To comply with our Bylaws, the Annual Meeting and the Election was held on February 26, 2010 in the Tamarind Clubhouse. Thank you to all that attended and thank you to all that participated by sending your Ballot. The required Directors Organizational Meeting was held immediately following the Annual Meeting. The election of Directors to the Board by the membership and the election of the Executive Officers by the Directors present resulted in the following roster of Directors and Officers for 2010.

Join in thanking past Directors Billie Wade and Carol Brown for their dedication to the community by serving on the Board. Your expertise and contributions were immeasurable and very much appreciated. Thanks to all of the Board candidates who submitted their names for the Member’s consideration. Tamarind is the outstanding community that it is because of its members and those who dedicate their time to protect the future of the Association.
2010 PROJECTS
SECURITY SYSTEM. As most are already aware the Board has taken steps to comply with our insurance underwriters and address the concerns expressed by many of our owners. Our insurance underwriters are concerned about the Associations liability exposure due to the fact that our pool is unsecure and many members are concerned that unauthorized persons have easy access to our facilities.
The pool, restrooms and clubhouse will remain locked at all times. Each unit will be provided with two key fobs that are assigned to your unit. For those of you that are not familiar with this common security term, it is a small passive hardware device with built-in authentication mechanisms. You will pass this key fob across the data reader at the entrance to the area that you wish to gain access and this will activate the lock. Any key fobs reported lost will be deactivated and a new fob issued to you at cost.
Although this will be a change for Tamarind it is common practice at most communities. This will greatly reduce our financial exposure as any loss claim by an unauthorized user will be defendable as trespassing. This change will also prevent unauthorized usage of our facilities from non-residents. A security camera attached to a digital video recorder will also be installed at the pool so any reported rule violations or trespassing can be reviewed. Your key fob will not activate the pool gate locks or the clubhouse during Association Rules mandated restricted hours or during times when the clubhouse is reserved.
The installation of this system should be completed by the end of March with activation soon thereafter. Two fobs will be distributed to each unit. In your absence it will be placed conspicuously inside your apartment prior to activation. Remember you must be in residence before granting guests access to the property or facilities.
YOU MUST USE your fob to gain access, do not ask someone to open the door for you if you forget your fob, and owners please do not open the door or gate for others, especially if you are not absolutely sure of who that person is, simply reply I am sorry but you will need to go get your own fob. This is unfortunately the world that we live in. Most do not leave their homes without locking the door and leaving the keys in the car is non-existent which common practice was in our childhood days.
FIRE DOORS. The stairway fire doors in the three story “A” buildings will be replaced this summer. Unless you are a resident of these buildings and have had to use your shoulder or foot at various times to open or close these doors you are unaware of their condition. The doors and the jambs have rusted and expanded to the point that they do not want to open or close without persuasion. The practice of fine tuning their operation over the last few years with a board and a two pound hammer only solves the problem temporarily.
BEACH WALKWAYS. The beach walkways are slated for replacement this year subject to obtaining the necessary permits from the county and the state and any other applicable bureaucracy. The pilings and structural components have deteriorated to the point that repairs are virtually impossible rendering them unsafe. Only the two center walkways will be replaced. In an attempt to reduce the cost of replacement and the continual cost of maintenance the south access will be eliminated. This should also help to discourage and reduce the public use of our parking lot and walkway to gain access to the beach.
LANDSCAPING. The final phase of the five-year long landscape project will be completed this summer. This project includes the removal of the old plantings on the sides of buildings A-1, 2 and 3 and the island areas in front of B2 & 3 where the asparagus fern still exists and the invasive Mexican petunia had been planted. Included in this project is the expansion of and rerouting of the drainage line that runs between building A1 and A2. This drainage line currently runs to the fire lane ramp resulting in continuous weeping down the ramp. The area on the north side of building A-2 is always wet which is not conducive for healthy plants and the turf is always soggy. Additional drains will be added to the tile and the tile will be rerouted to extend through the retaining wall into the parking lot. Many of our plantings have suffered due to the cold winter. However most are expected to survive and the ones that do not revive will be replaced. The Landscape Committee for 2011 and onward will then revisit the entire property and make recommendations to the Board as to the areas that they believe need additional plantings or exchange in plantings. Charlotte and Sarasota Counties are still under a drought warning and as a result have restrictions on irrigation which Tamarind must comply with. If the drought continues it has been recommended by the water districts that all non-agricultural irrigating be prohibited. This has been and will continue to be a consideration in the selection of and population of plantings during the re-landscaping project. We as an Association in the very near future may need to install an underground storage and rain capturing system or systems to provide water for our irrigation needs.
DEPARTING When the Island is quiet and the sewer pipes are empty the rodents will play…. When leaving to protect against rodent infiltration make certain to place cellophane over your toilet stool, close the lid and place a weighted object on the lid. It is also recommended that you have someone enter and inspect your unit on a regular basis during long periods of absence in the summer months. Please remember to remove your furniture from your lanai and roof decks as they become torpedoes during tropical storm winds. Make certain that the main water valve in your apartment is shut off as well as the breaker to your water heater any time you are away from your apartment more then a day or two.
