QUARTERLY STATEMENT

 

Enclosed with this newsletter is the Third Quarter Maintenance Fee reminder Statement which is due on or before July1st.

 

JUNE 4, 2010 MEETING

 

Thank you to everyone that sent in your Limited Proxy and your Ballot, the Association cannot function without the Members participation.  The Membership approved the alteration of a Common Element by passing the Provision to change the office entrance with 91 votes for and 10 votes opposing. The Proposal to cease the Association endorsement of a rental agency failed by a Membership vote of 86 against the proposal and 14 votes for the proposal.

Since only two Owners have requested additional Security FOBS after a discussion by the Board Members the Directors voted and the motion passed that for now the number of FOBS available to a Unit will remain at two.

 

SECURITY FOBS

 

The distributing of Security FOBS to each unit was completed on June 1st and was accompanied by a letter indicating the activation date to be June 7, 2010. After that date you must use your FOB to gain access to the pool and clubhouse including the clubhouse restrooms. SUMMER PROJECTS

 

BEACH CROSS OVER

 

The contract to replace the beach crossover walkways has been awarded and the arduous task of obtaining the necessary permits has begun. The Bureau of Beaches & Coastal Systems department of the Division of Water Resource Management which is a division of the Florida Department of Environmental Protection has jurisdiction over the approval of what is built and must be obtained prior to obtaining the building permit from Charlotte County. How do you spell bureaucracy?  Of course nothing can be built during turtle season which does not end until November. Hopefully we will be successful in navigating the maze before November 1st so the work can begin. We are requesting to replace with new construction and updated materials what currently exists or as close as possible, let’s hope the authorities are in agreement.

 

 

 

 

 

 

STAIRWAY DOORS

 

The contract to replace the stairway doors in the three story buildings has been award and the doors have been ordered. Once this is completed shoulders and feet can be spared that are necessary many times in the opening of the current doors.

 

 

CLUBHOUSE BUILDING

 

The contract to complete the replacement of the remaining windows and patio doors in the clubhouse building with hurricane windows has been awarded as well. The windows have been ordered and the work is scheduled to begin the second week in June.

 

BEACH SIDE DRAINAGE

 

An on going problem with poor drainage resulting in soggy turf and plants not surviving in the planting beds around the A2 building is being addressed. New drainage tile is being installed underground that will pass through the retaining wall and empty into the parking lot. Surface drains will strategically be placed and the roof gutter downspouts will also be attached to the drainage line. Hopefully this will help to alleviate the problem in this area.

 

LANDSCAPING PROJECT

 

The landscape project will continue this summer with the final areas that have not been updated being addressed. The remaining areas are between the A1, A2 and A3 buildings, the entrances to A2 and A3 buildings and a few central planting beds in the beach side court yard. Old plantings in these areas will be replaced and hopefully healthy plants can be retained. Unfortunately this objective is not always prudent with removal of hidden buried debris, updating the irrigation lines in these areas and entangled roots. This past winter’s harsh weather killed some newer plants that will need to be replaced but it appears thankfully that most are going to survive.  The five year long landscape project will be completed next year with the revisiting of the entire property by the landscape committee recommending additional plantings where needed.

 

BEACH

 

Our strange winter weather also resulted in the sand erosion of our beach. This may prove to be a blessing as oil clumps from the oil rig disaster in the Gulf of Mexico have been reportedly found on beaches north of Englewood.  Hopefully the summer tropical storms will push the oil away and the sand back to our beach.
