QUARTERLY STATEMENT

Enclosed with this newsletter is the Fourth Quarter Maintenance Fee reminder Statement which is due on or before October1st.

WEBSITE Our website tamarindnews.com has a new section titled NEWS.  Under this section will appear pertinent articles perhaps excerpts from the Sandpiper Manasota Key Island Association Newsletter that affect the Island, news or communication from the Directors or Manager. This section although still developing is up and running. The website is also an excellent vehicle to send an email to the Association Manager or Directors. The next time you are “on line” check it out.

SUMMER PROJECTS

BEACH CROSS OVER  The construction of the new beach crossovers is reportedly on schedule. Last report from the contractor was that all of the requirements of the State and Federal bureaucracy has been fulfilled and passed and he was simply waiting to receive the necessary approval documents which will then be submitted to Charlotte County for the issuing of the local building permit. The contractor is confident that all the necessary permits will be in hand to meet the scheduled construction start date of October 1 which is the first day after the official end of turtle season.

STAIRWAY DOORS After a necessary meeting of the minds, the stairway door replacement is promised to continue in earnest on Tuesday after the Labor Day holiday. 

CLUBHOUSE BUILDING  The installation of the remaining hurricane windows in the clubhouse building has been completed. The clubhouse building is now fully upgraded with hurricane strength glass.

 BEACH SIDE DRAINAGE  The installation of additional underground drainage piping has been completed with successful results. This project did however expose some gutters and down spouts that are inadequate in size and capacity which will be addressed this fall.

 
LANDSCAPING PROJECT The landscape project which consisted of the removal and replacement of shrubs in the areas between the A1, A2 and A3 buildings and the entrances to A2 and A3 buildings and a few central planting beds in the beach side court yard is nearing completion.  This past winter’s harsh weather killed some of the newer plants and they have also been replaced. The irrigation system in these areas have also been visited, updated and modified where necessary.

The five year long landscape project will be completed next year with the removal and replacement of the oversized palms that exist in the narrow area between the walkway and the building in the entrance of the A-1 and A-3 buildings. These plants have created a maintenance problem and a safety hazard for years as their pointed leafs are eye level and prevent the use of the handrails; concluding with the revisiting of the entire property by the landscape committee recommending additional plantings or modifications where needed.

BEACH Our beach is unfortunately still located about 100 feet off shore. Hopefully the conditions will materialize soon that will move the sand back on shore.

REMINDERS.

RENTALS.  As stated in the Tamarind “Articles of Incorporation” and “Rules and Regulations” all potential renters must complete a “Rental Approval Application” and submit it to the Board of Directors for approval prior to occupying any unit. It is the responsibility of the unit owner to comply with this requirement and to make certain that any agent that you engage for the purpose of soliciting a renter for your unit is in compliance.  It is also the responsibility of each owner to comply with the federal and state laws and county ordinances concerning the soliciting of tenants and the collection and reporting of the required sales and transient taxes. Severe government sanctions and penalties will apply for noncompliance.

SECURITY Remember that you will need to use your FOB to gain access to the pool or clubhouse. You do not need to use your FOB to exit the clubhouse as the exits are equipped with motion sensors which disengage the electronic locks, however you do need to use your FOB to exit the pool. DO NOT USE THE EMERGENCY EXIT button to exit the pool as this device deactivates all of the pool gate locks; this button should be used FOR EMERGENCY only. The emergency button will soon be housed under a cover equipped with a loud audible alarm that will activate if accessed. The outside door leading to the restroom is electronically unlocked at 8:00 AM and locked at 6:00 PM to allow persons working on the property to use the restrooms. The system is working as designed and has knowingly denied access to unauthorized visitors.

STAFF

Most communities the size of Tamarind has a full time secretary/ receptionist as well as a full time maintenance staff. In an effort to keep cost low Tamarind does not. Our manager handles all office functions as well as all management functions. Our two permanent part-time maintenance people as a cost saving measure also perform many tasks normally handled by outside contractors in addition to their maintenance functions. Also remember although you and your specific maintenance requests are important, it must also be prioritized with other requests from the 145 owners, daily maintenance needs and or emergencies and many times requests for non-emergency maintenance requests must be delayed to accommodate the wishes of your seasonal tenant. Typically special projects and non-emergency maintenance requests must be deferred during the winter season as all resources are being utilized in janitorial duties and responding to a full house of residents.  Food for thought for some, since most are aware, understands and demonstratively appreciates the staff and their efforts and their dedication to Tamarind.
